"How much cement?" is the single most asked question on a new construction site, usually followed by panic two weeks in when you've under-ordered. Here's a clean estimation guide for a 1000 sqft G+0 (ground floor only) home in Chennai, with the numbers we share with our regular contractors.
Heads up: these are working estimates, not engineering quantities. Your structural engineer's BOM is the authoritative number — always use that for actual orders.

These numbers assume a basic spec — not premium fittings. Premium spec can add 30–50%.
Cement: the rule of thumb
For a 1000 sqft house with a standard RCC frame:
- Slab + columns + beams (RCC work): 110–130 bags
- Brickwork mortar: 25–35 bags
- Plastering: 35–45 bags
- Flooring + finishing: 10–15 bags
- Buffer for wastage/error: 5–10 bags
Total: 180–220 PPC cement bags.

Pro tip: order in batches of 50 bags, not the full 200 upfront. Cement loses strength after 90 days even in sealed bags. Site-stored bags ruined by humidity is the #1 silent cost on Chennai sites.
TMT steel: the rule of thumb
Standard residential rule: 3.5–4 kg of TMT per square foot of built-up area for a single-storey home. For G+1, it climbs to 4.5–5 kg/sqft. For G+2 and above, get an engineer's BOM — don't estimate.
For 1000 sqft G+0: 2.5–3.5 tonnes (2500–3500 kg).
Mix of diameters (typical):
- 8mm: 25% — stirrups, rings
- 10mm: 20% — slab top, distribution
- 12mm: 30% — slab main, beam top
- 16mm: 15% — beam main, columns
- 20mm: 10% — heavy beams, larger columns

Minimum order: 500 kg per diameter for direct delivery. Smaller pickups can be combined.
Blocks vs bricks — pick one, not both
For a 1000 sqft single-storey, you need walling for roughly 2200–2500 sqft of wall area (external + internal walls combined, both sides).
If AAC blocks: 2800–3200 pieces of 6" blocks (one block covers about 0.9 sqft of wall surface). Plus 8–10 bags of AAC adhesive (Ramco Block Fix or MYK products).
If red bricks: 22000–26000 pieces standard size. Plus extra cement (30–35 bags) for the much thicker mortar joints.

Sand and aggregate
The cement/sand/aggregate ratio for concrete is 1:1.5:3 (PCC) to 1:2:4 (RCC).
For a 1000 sqft house:
- M-Sand: 35–45 tonnes (around 60–70% used in plastering and mortar, rest in concrete)
- P-Sand: 8–12 tonnes (finer sand, plastering finish coat only)
- 20mm jelly stone: 25–30 tonnes (RCC structural work)
- 40mm jelly stone: 10–15 tonnes (foundation PCC, basement filling)

Plumbing, electrical, paint — order-of-magnitude
Less standardised because it depends on your spec, but ballpark:
- PVC pipes (Finolex/Prince/Ashirvad): ₹30,000–₹50,000 for full house plumbing
- Electrical (wires, switches, MCBs, conduits): ₹70,000–₹1,20,000 depending on quality
- Paint (primer + 2 coats interior + exterior): ₹60,000–₹1,00,000 for 2000+ sqft of wall area
- Tiles + tile adhesive + grout: ₹1,00,000–₹2,00,000 for floors + bathroom walls
