1. Mason / labour advances and "festival money"

The contractor quotes you ₹3 lakh for labour. What's not in the quote:

  • Mason advance — you'll pay 30-40% upfront before work starts (₹90,000 – ₹1.2 lakh held for the duration)
  • Diwali / Pongal bonus — 10-15 days of wages as bonus during festivals if your project crosses the festival (₹15,000 – ₹40,000 typical)

2. Watchman / chowkidar

You can't leave a Chennai construction site unguarded — material theft (especially TMT steel and cement) is real. Options:

  • Pay a neighbour or trusted local to keep an eye: ₹3,000-5,000/month × 6 = ₹18,000-30,000 (less reliable)

3. Temporary connections — electricity and water

Before your permanent EB connection comes through, you need power for the site. Same for water.

4. Stamp duty + registration on the construction agreement

If you sign a construction agreement with a contractor (you should, for legal protection), it attracts stamp duty + registration:

  • Stamp duty: ~1% of construction value in Tamil Nadu (₹22,000 on a ₹22-lakh build)
  • Registration fee: ~1% (another ₹22,000)
  • Lawyer/document drafting: ₹5,000-15,000

For owner-built projects (no contractor agreement) this is zero, but most middle-income builders sign a contract.

5. Architect / engineer fees beyond initial design

The architect quotes ₹40,000 for "design + plan + permit assistance". What's typically extra:

  • Site visits during construction (₹2,000-5,000/visit × 6-10 visits = ₹15,000-50,000)
  • Revised drawings if you change something mid-build (₹5,000-15,000 per revision)
  • Structural engineer separate fee if not bundled (₹15,000-30,000)
  • PMC (Project Management Consultant) if you hire one to oversee daily work (5-7% of construction cost — i.e., ₹1.1-1.5 lakh on a ₹22-lakh build)

6. CMDA / DTCP / local body charges beyond approval

You expect to pay ₹40,000-80,000 for the CMDA plan approval. What's often missed:

  • Service tax / GST on government services (~5-10%)
  • Liaison / runner fees (the person who hand-carries documents to CMDA / corporation offices, ₹5,000-15,000)
  • Re-submission fees for objections (₹3,000-7,500 per cycle, often 2-3 cycles)
  • Building Plan Approval (BPA) gratuity — informal facilitation payments, illegal but commonly paid (varies wildly)

Hidden cost: ₹15,000 – ₹50,000+ depending on local practices.

7. Soil testing

Mandatory for any G+1 or above, also recommended for coastal builds. Often forgotten:

  • 3-borehole soil test: ₹15,000-25,000
  • Detailed soil report with foundation recommendation: included if engaged a proper soil consultant

Hidden cost: ₹15,000 – ₹25,000. Skipping this is risky — bad soil assumption can cost ₹1-3 lakh in foundation redesign.

8. Tool and equipment hire

You're not paying for the cement mixer — but you're paying for:

  • Mixer hire (if not owned by mason): ₹300-500/day × 30-40 days = ₹10,000-20,000
  • Vibrator for concrete: ₹400-600/day during slab pours
  • Scaffolding (steel/aluminium tubes + planks): ₹15,000-30,000 hire over project, or buy used for ₹40,000-60,000

  • Hand-unloading labour at site for cement bags, TMT bundles, blocks: ₹500-1,500 per delivery

  • Foundation stone / pooja during work: ₹3,000-10,000

13. Post-handover snag fixing

14. Insurance — usually not bought, often regretted

Construction sites should be insured, most aren't. Options:
